Appreciate the advice, Nadeem. My thoughts are on the difficulties of finding boots on the ground and out of state contractors among other key players when it comes to out of state REI. Long Distance Real Estate Investing by David Greene is on my list of books, but haven't gotten around to it yet. Any other book or podcast suggestions on this topic?

Hello everyone! Rookie investor on Long Island looking ready to take the jump. To be honest, I posted in here about two years ago and never logged on again. Analysis paralysis and was (and still am) nervous to take action, but that’s the name of the game so it’s gotta be done!!! My interest is in building wealth through eventual buy and holds, but still working on the savings end of it all. I’ve been learning about wholesaling as a way to build those savings for the time being, but the Long Island market has me thinking twice, so I’ve been reading about out of state wholesaling, but also fix & flips. Kind of all over the place I’m now realizing as I’m typing it out. Lol. This is what I meant by analysis paralysis. But, I have experience in exterior home remodeling sales. Would love to connect, so don’t hesitate to reach out and say hi!

Hope everyone is doing well! :) My name’s Pat and I’m definitely excited to finally check this place out and post on here!

I first heard about BiggerPockets years ago when I learned how seemingly easy it is to invest in real estate via “house-hacking” from a podcast. After listening to some BP episodes and reading a few books I was definitely absorbed for a bit, but shortly realized I didn’t have the funds to do so, so I needed to save and kind of gave up on learning anything else.

I was always on and off with the idea of REI because of the costs and also the fear of failing (which is normal), but now I've "flipped the switch," and this is something I know I want to do. It's still very nerve-racking thinking about it - obviously these are huge investments - and sometimes turns me off considering I live in a VHCOL/HCOL area. But if others are doing it, there's still gotta be a ton of opportunity out there.

I read a few of Brandon Turner's books and am now reading BRRRR by David Greene just to get an idea of different strategies and figure out one I would feel most comfortable with. In the beginning I was focused on house-hacking a single family home to start off my venture. Then I was interested in house-hacking multi-family properties. Now I see the value and the benefit in the BRRRR process, so I'm kind of all over the place!

But for the next year, my goal is to continue to read, learn, and save more - and create a plan to own multiple properties through buy-and-hold strategies. I’m having a bit of a difficult time learning the math and how to analyze properties, so that’s my next step!

I recently read Rental Property Investing by Turner and am now reading Buy, Rehab, Rent, Refinance, Repeat by Greene. Was given a lot of information about how to find and analyze deals, but I’m still a bit disorganized in my understanding of it. There’s obviously a lot of information and math that goes into it (not my strongest suit). I am wondering if anyone has book recommendations specifically for analyzing deals, that goes into great detail in a sort of step-by-step process - so to speak. Or maybe, chapter by chapter. Hope I’m not asking too much! Really appreciate any feedback. Thanks!
