Guys I need your help. I divorced back around 2005 and family home started to go into foreclosure. I applied to the make home affordable program and got home out of foreclosure status. The Home Affordable Program did not lower the mortgage payment by much. The divorce agreement was that if she lived in the house she will need to make the mortgage payments if not it should be sold and we split the profit. She never made any payments. I didnt make any more payments. She eventually moved out . Im the only one on the loan. When I check my bank online I always see the full purchase price of the mortgage loan. Ive heard that some banks have lost or can not find the original loans on some properties. Please guide me in the right direction. Id like to get this resolved.

While the information was/is good, none of that has actually made me any money. What has made me money is actually going out and doing deals and learning from a mentor or two in the industry. In fact I am still learning but I have a much more sophisticated outlook now based on my real world experience as opposed to anything I learned in a system. I would say, save yourself the thousands of dollars and use that money to actually buy some real estate---but do your research and consult with some active investors.

However, the people I meet at the seminars is where I benefit the most. If your funds are limited then BP is the best place to meet and discuss ideas. If you have some cash to spend then be prudent with how you invest those dollars and build some relationships while increasing your knowledge.

The last seminar I went to in San Diego (other side of country from me) cost me about $1,500 including travel expenses. I did a deal in November with one of the people I met and we will turn about $20k net profit from that deal.

It works if you work it. We're business owners - not seminar junkies - so you have to take action on the knowledge you pick up.

@ Mr. Investor -- I appreciate the advice . The Real Estate Systems aka "Guru Systems" are very pricey. I wondered why they were so pricey. In my opinion the inventors of their systems should be wealthy enough to give their methods for free or a smaller fee. In any case thanks to all. I have plenty of reading to do to figure out what is going to work for me. Feel free to continue the encouragement.
