Hey guys,

A mentor of mine said in one of his videos that investing in commercial apartments (5 units or greater) is usually not worth it if the purchase price is less than 500k. I mean, I'm sure there's a point to what he's saying but I want to know if it's possible to have a successful apartment complex business (5-50 units) for the $250-500k range? He probably means it will take more work, but is the extra work worth it? I'm still relatively young, so I may have the spirit to be able to put up with it for now.

^^ Interesting @Fred Heller! Ok thank you. Even in a C- area the rent will pay most the mortgage? I never thought it was possible! Cool. Good to know for the future. I appreciate the reply! My next question is, if one can find an apartment for around $700-800 (1bd) why would one want to rent a duplex for >$1k in a C- neighborhood? I'm asking because I don't entirely understand, purely innocent question!

I'm new to BP and want to eventually house-hack by buying my own multi-family property one day... but that won't happen for another couple of years. In June I want to rent a spot in a duplex, triplex, or quad to save some money and learn a little bit in the process rather then wasting it away at my apartment. The problem is, I can only find top-dollar prime location duplex's for rent in the Houston area. My budget is under $600 and most of the duplex's for rent are well above $900. I see and read up on BP about Duplex rents going anywhere from $350-700 all the time but am having trouble searching and finding where these are available. I know they must be out there somewhere? Some friends tell me the only way to find them is to drive around and call. I thought I'd ask BP first! Thank you all
