I want to get some suggestions on proven strategies for getting the seller and the end buyer to pay ALL  or at least 70% to 85% of my real estate agents commission plus closing/settlement costs.

So my math was adding up.  I understand now.  Thanks Eric.  So with wholesale deals such as this one, I have to get one or two things to happen: 1) Get the seller and the end buyer to pay my real estate agents commission plus All closing costs or 2) negotiate so that I pay as little of these commissions and fees as possible.  I chose not to do an assignment to avoid loosing the deal at the last minute in the event the title company sent settlement statements to buyer and seller the day before which would show my profit.

NEGOTIATING CLOSING COSTS......Also, what strategies would you suggest in negotiating that the seller and the end buyer pay the my agents 6% plus closing costs?

I am getting ready to do my first double close deal by purchasing a house from the seller for $250K, and selling it to my buyer for $265k.  The real estate agents commission is 6% and closing costs are 4%.  What will my profit be and what is the formula for calculating this?  When I do the math Its not adding up.
