Hope this isn’t too personal, but I was curious to know how much capital some of you may have started out with during your first real estate investments? How did it impact you from a financial perspective? Was your first investment a long time ago or recently?

Hey everyone, So I need a little bit of advice. I'd like to put 20k down on a property in either NJ/PA. I plan on renting out the unit/units. I know that it'll be difficult to find a property worth 100k in Jersey but have any of you had luck? I'm not sure what type of rental property I should start out with (i'd like a multi family if its possible). Also what types of properties generally require less effort? I'm making a relatively large investment (1m+) in the restaurant Industry so most of my time will be focused on running my restaurants. I'd like to keep my investment low until I get my feet wet. *I'm still doing a lot of research to learn as much as possible but i'd like to get an idea of what I should expect. Thanks.

Hey everyone, I was wondering what tools I can use to determine vacancy rates in my area? (NJ/PA) Also how would I determine if a certain area is not a good place to purchase a rental? Are there any helpful tools I can access on the web? Thanks.

Will definitely ignore zestimates from now on. Are there any other websites I should use in terms if market analysis? I'm already using city-data. I'm planning on making my first investment in either NJ or PA. Still have a lot to learn but i'm hoping to be proficient enough to invest by June! Thanks again

Hey everyone, I'm planning on sealing my first deal by June. I currently live in NJ/PA and would love any type of advice. I plan on pursuing rentals but i'm not sure what type of homes I should pursue. Also are there any areas filled with opportunities/ areas I should avoid? I'll be doing my own market research for sure but i'd love to hear from anyone who has had success in these areas. *If anyone is willing to do this: I'm trying to practice my analysis skills but need someone to look over them to make sure i'm not screwing anything up. In exchange for your input i'd offer you a few deals i've analyzed a week. If my analysis sucks then I'd learn from the process, but if the deal is solid, then you can potentially pursue it. Thanks.
