Thank you folks. Lot of good points. I will investigate and post my experience here.

I am looking for buy and hold properties. I have found a property which looks like it was in process of being rehabbed, but the owner decided to sell half way. What are things to watch out for in these kind of properties?

I am learning about Montgomery Alabama market and would like to work with lenders that work in that market as well as agents, PMs and inspection person. Thanks.

I am a first timer in RE investment and researching various markets. Due to attractive property tax and tenant laws, I am looking at some markets in Alabama as well.

What are B+ zip codes in Montgomery and Birmingham? And more importantly what are the zip codes to avoid.

Does this mean that if I buy a rental for brrrr and before I start rehabbing, I advertise for rent then I can deduct the repair cost?

@Mark Bommarito I am in the same boat. I just started reading heavily on BP and have the same exact questions you have. I am personally looking for cash flow. Once I figure out which city, I still have to find out how to find a property, where to get rent numbers in the area, which agent, which pm, which rehabs brings tenant faster, which lender.
