Greg is being very humble, let's just say that South Bend is a big place and Mishawaka is only a fraction of that space. I would highly recommend taking the time to talk to him if he is willing to give you his time.

I would also be willing to help anyone in this thread that has questions about the greater Michiana area. I also work for a property management company in the area and run the FB group Greg mentioned ;)

I saw someone mention South Bend, it's a great market, lots of out of state and international buyers, but not a lot of multifamily if that's what you are looking for.

@Justine Phillipson I haven't bought anything off of Roofstock, but I do own multiple properties in SB.

@Anthony Macri, @Chris Frantz There are several wholesalers in the area that can help you find the right deal if you have cash. Check out the local FB group to find them and any other advice you may need!

@Praveen Pant SB is a perfect cashflow market, you can find anywhere from 2-3% deals if you look hard enough. You can probably find 1.5% deals on the MLS without looking to hard. I have learned a ton from both BiggerPockets and the local FB group.

@Kyle Wilkins I agree with what has been said here, I don't think SB is the place to buy anything over a duplex. That being said, there is a lot of potential for single-family in SB and Mishawaka. Maybe check out the local FB meetup group sometime.

@Jennifer Everhart and @Bradyn Melser Have you guys ever looked into going to the local meetup there? There isn't a lot of investors in the area online, they seem to be older, but you can still find a growing FB group
