Well you have 82.5K equity granted there are no other mortgages or anything on the property. My closings costs ran 5K, but that was probably high. A mortgage lender or title company can probably give you a good idea.

Agreed. Go small scale until you get experience and until it's feasible to move up. There is much more to lose for a newbie on a larger first deal than on a smaller one.

Just because there is a comp in the area selling for more does not at all mean yours will sell for the same. For example, I own a great house thats worth about 175K, which would be considered the typical family home and it's in awesome condition. There is a house not half a mile away that sold for 450K. It's pretty much the same, just a little larger and on a little more acreage. There is nothing I could do to raise my house to that value. So just because someone else got a certain price out of their property does not mean you will as well.

I agree with both sides on this. As a tenant, I would do all I can to protect MY property and enforce the rules - I put them there for a reason (legal, safety, etc.). But I also don't mind if a person's boyfriend is spending the night. Remind them BEFORE it progresses that they aren't on the lease and it will be an additional cost to add the boyfriend as he can't live here for free. Running your property well is vital, but being reasonable and flexible is just as important to keeping quality tenants. I'd rather have 1 good tenant for 10 years than 10 bad tenants in the same amount of time.

Yes, mold IS very dangerous. Especially the types of the fungus that produce and release TOXINS in the air. Black mold, for example.

Health problems related to this mold have been documented in humans and animals since the 1930s. More recently, Stachybotrys Chartarum has been linked with so-called sick building syndrome. Stachybotrys Chartarum is a mycotoxin producer that can cause animal and human mycotoxicosis*. In one particular 1993-1994 case, Black Mold was implicated in the fatal lung hemmorhages of several infants in Cleveland, Ohio. Stachybotrys Chartarum will grow readily on the unseen paper backing of drywall, ceiling tile, paper moisture barriers, wallpaper, and other paper or wood products, especially in bath and shower areas where constant moisture is present. Symptoms of Black Mold exposure can include cold and flu symptoms, chronic fatigue syndrome (CFS), memory loss, achiness, diarrhea, headaches, sore throats, dermatitis, hair loss, and even cancer. Animal tests have indicated the mold attacks the lungs, brain, thymus, spleen, heart, lymph nodes, kindeys and liver.

I got that little snippet from the post in this thread. You don't have to be allergic to mold to breathe in the toxins it can release. So again, yes - mold is very dangerous. Whoever told you otherwise is dead wrong. A 5 minute internet search can give you all of the information you need.

*mycotoxicosis is a disease caused by any fungal toxins (called mycotoxins)

It depends on if you think his services are worth the extra. I can certainly understand why he is charging you, but I'd also not want to pay that extra.

Man, r2d2, you need a new lawyer!! Mine and I can talk on the phone for a half an hour for $40 (seeing him in person is $150+ per hour).

Mold is very dangerous regardless if you are allergic or not. Before buying a property, hire a home inspector who has training to look for mold. Home inspections are absolutely vital.

There is a Property Analysis Tool located on the left side of the screen in the blue tool bar, under "interactice". You can plug those numbers in that and it'll give you some great data.
