Clean, dull and dry is always the formula before you paint a surface. There is a product called liquid sandpaper, but dont use it as it has a very quick window to when it needs to be repainted. Just use liquid TSP. You can find it in the big box stores and is better than the powder version.

I see its a HomePath home and know that only approved agents and financing are allowed,so how could this be worked to be used as investor income property?

When it comes to oil based paint I use old panty hose because its not worth it to clean it up afterwards. For all latex paints I actually buy a straining bag. I always use the 5 gallon variety as to not have spills. Best way is to buy the ones with an elastic band, place it into a clean and empty pot then pour the paint into. Hope this helps. We lie in Berks county as well and am looking to find investors as we are getting our ducks in a row to start finding houses, analyzing them, rehabbing them then doing a mix of flip and rent. Maybe we can help each other out.

I strain ALL paint. Even new paint has boogers in it and make sure you stir and box your paint.

The float is probably stuck or the primer switch is broke. Usually if you tap it with a hammer it gets unstuck. Remember after a very good cleaning you should chase the water out of the gun with mineral spirits or the ball barring in the gun packing will rust and get stuck.

They make low temp paint from Sherwin Williams, but I would not paint in freezing weather because you will get sick and the colors will dry different than the color on the chip. also remember the color on the chip is actually a photo of the color so its actually ink lol. Painting in cold will cause the color to come out lighter. Painting in too hot will gum up and dry darker. Then if yo touch up a house painted in the winter and touched up in the Summer the touchups will be darker and vica versa.

Are you going to be painting that is already installed or will it be new trim to be installed. If its in a house I would use the Graco Pro Shot and tape everything up first. Its its lose trim just cover the garage floors and spray with an airless.
