Can anyone suggest an Investor- Friendly Contractor in the Carlisle-Mifflintown-Harrisburg, PA area?

Does anyone know a reliable, investor friendly contractor in the Carlisle, Mifflintown PA region?

Does anybody expect, with the current economic crunch, that FL real estate values will drop significantly, even half of what it did in the late 2000's? 

I am currently searching for properties that meet the criteria of my investment "partner". I find and analyze properties and send a detailed analysis to the investor if I think it may be of interest to them. That could be the extent of my work or, it is possible, that in the future I may be called upon to actually visit a property as well. 

My question is, only if the investor closes on a property, what fee should I expect? 

I am thinking perhaps .5% of the sales price to as much as 1% of the sales price if I drive over 50 miles (one way) to visit a property.

They can no longer care for themselves......If you believe this is indeed the case and they (and their family) are not pulling something, extend mercy to them and let them (and their family) out of the lease with no fees! Take the loss and rent it ASAP. 

It's within you legal rights to do otherwise, but I believe the above is the right thing to do and you reap what you sow in business and the rest of life!

Eric Whiting does make a good point about discrimination though. It may be good to add provisions to your lease (perhaps you could require a medical condition be certified by a physician) so that all tenants are treated equally and you protect yourself from lawsuits.

Jr, I saw you have some interest in NE PA and even in central PA at one point. I'm from south central PA in the Harrisburg area. Are you interested in bird dogs if I could find you something that would benefit you? I lack the capital currently to purchase my own small multifamily property (my main area of interest), but I'd love to be able to bird dog.
