Hey guys, I found an extremely motivated seller who wants to move fast. I just realized I missed a crucial step in this process. How do I confirm the mortgage that is still owed on the property?

Additional question, does anyone know how I convert or who I speak to about creating a DocuSign for a contract that I already have for closings?

Look into opportunity zones in his area, and find properties there he could invest in. Opportunity zones have great capital gains tax advantages.

Thank  you both for the responses. I am clearly a newbie and I understand that. I do not believe I asked my question, nor explained my intentions for DIY very clearly. 

I have YouTubed many DIY projects and have a few in mind to save some cash- refinishing cabinets, replacing fixtures, painting (outside of house), and a couple more. 

We are going to subcontract our the work, as we have done the due diligence to get quotes from several contractors and found a few hungry guys who do good work and aren’t charging top dollar. I say this because, my father is a custom home contractor in the area and his subcontractors are too expensive to use for most simple rehabs- he admits this. We have found a reliable agent/realtor who has also given recommendations on subcontractors who he has worked with successfully.

I do not plan on attempting to perform any major aspects of the project as we have that covered. I will shadow as often as I can.

I understand the oxymoron Of saving more cash while trying to do something easy... there’s no silver bullet here.

To simplify, I am looking for easy things I can do to save a few hundred dollars here or there. I know that money might not make or break a GOOD deal, most of the time! However, I just want to personally add as much value to the partnership as possible.

Hey guys, need some advice: I am looking into rehabbing for buy and hold deals on houses. I can find the deals near my area (1 hr away & hometown), that show about 8% IRR in our model. My parter provides the money and I use my time to find deals, coordinate rehab contractors, and hopefully rehab some myself. The problem is my partner wants better returns, so I am looking to rehab some myself. I have 2 nights where I can work on rehab a week, and the whole weekend to work on them as well. I cannot be there the other nights due to work. I need to know some of the easiest self-taught/YouTube rehab tasks that save some serious money. This way I can convince my partner to go in on deals with me by saving money and him receiving higher returns. I continue to save my capital but I cannot save/earn at the rate I would like to scale. Any advice is helpful! Thanks!

Hey guys, I am a new real estate investor and I am trying to save money in every way during our second deal, first rehab. I remember working for a real estate investment group and they mentioned taking the removed faucets, toilets, fixtures, etc to places that would give you a tax right off. I seem to remember habitat for humanity being one. Does this sound familiar to anybody? Any strategies like this to save money during the rehab process? Thanks!!!
