Congratulations on your journey to start investing in real estate. There are a lot of areas in Texas that are great to invest in but it all comes down to the investor and what is easier for them and if the numbers make sense. If you are new try doing your first investment near you to better understand and learn the process. Also, trying to find the right property can be time-consuming. There are brokerages that specialize in helping investors find off-market properties. I'd be more than happy to help you find such brokerages to help you source more off-market deals!

Post: Multiple contractors at once

It's possible to have multiple contractors out at the same time, but I would ask and check with them to see if they will be ok to work with multiple contractors in the same area of the property. Electricians, Plumbers, and HVAC contractors would be in this category. It's better to give them space to do what they need and give them room to work, but they also understand the process of building and can work around a crowded space during crunch time on completing a house. Just make sure to give them notice of the possibility of working around other contractors.

Seems like you're in a good position if the seller will be able to bring the $20k to the table. From my experience, this business is all about living and learning. I bet going forward you will now always ask about the title and its liens from the get-go. My brokerage promises to clear the title for investors when purchasing a property with us, and if we can't we end up refunding escrow to them. When it comes to a deal, we are all in it together, and helping each other out for success is key to a smooth closing and a lasting relationship!
