just curious - what attracts you to syndications?  they are typically for HNWIs looking to diversify.  are you already fairly diversified?  in other words - if all you have to invest is 50K, don't put 50K into a syndication.

Yes, so the amount I would be comfortable putting into a syndication right now would be roughly 10% of all my investments. Looking for a way to receive passive income.

@Parker Pattschull you should get a response within a day or two.  Having said that, before you dismiss a sponsor for violating this guideline, take some steps to ensure you are communicating with the right person, and that communication is actually established. It could be that you sent an email to an incorrect email address. Or it could be that the recipient inadvertently dropped the email (it happens).

But if two-way communication has been established and you’ve found that the sponsor is consistently slow to respond, that would be cause for concern.  Remember that they put their best foot forward before the investment, so it only gets worse from there.

You said you were eager for this opportunity.  Thats a red flag.  There’s no room for emotion in investing—if you catch yourself getting eager or excited, take a step back.  The market is just starting to bottom.  It could be a long road to recovery—meaning there is plenty of time and there will be plenty of opportunities.  There’s no need to rush.

Thanks Brian! I absolutely agree with all of that. Like any investment, I always want to be mindful to not act on emotion.

Just yesterday I finished your book (on audio). And I can’t help but to not hear the narrator in my head as I read your post.

Thanks for the response!

I would never trust website contact forms as 90% of them are faulty and never make it to where they need to. As a sponsor we have an internal kpi that all messages be responded to within 48 hours.

Things that cause delays are many sponsors maybe 1-3 people and they outsource their investor relations so the first person you contact is not a member of the company but a call service

Personally I would not invest in a fund / syndication that has a call service on IR side as if things go wrong you will never hear from them. I want to speak with the powers to be

That’s good information to know! Thanks.

Quote from @Ryan Konen:

That great you are being cautious. Communicate is king and key in syndication. Usually a sponsor should be responsive within a few days, usually quicker when you have follow-up questions. 8-day delay without any update can be concerning. The “first-come, first-serve” urgency might be their style, but without a timely responses, it could signal future communication issues down the road and frustration on your end. Trust your instincts, and if it feels off, it’s probably worth considering other sponsors.

Whoops meant to respond to you and not my original post (sorry I'm new here).

As I was saying....

Was really eager for this opportunity as I am not yet an accredited investor. I think I'm going to have to listen to those instincts and not let my eagerness get in the way. Thanks for talking through that with me.

P.S. I finished Grad school at Weber State last year. Utah is a beautiful country! Cheers!

Meant to be a quote response, deleted due to duplicating posts.

New syndication investor here. I have been reaching out and evaluating a few different sponsors. Most sponsors returned my initial message/email within a couple of days. One sponsor has not responded at all. And one other, and what brings me here, is hit and miss.

I emailed this company, and the initial response only took 1 day to respond. However, the follow up questions I have had are yet to be answered. It has been 8 days since my follow up question. I even considered maybe that wasn't the best email to communicate with them through, so I sent a message via their website that states are for any questions. Furthermore, I noticed that any initial email I sent out to a sponsor was responded with them encouraging me to set up a time to discuss the business with them. The company in question did not, and more so, gave a sense of urgency for me to pledge my interest in the deal as its first come first serve.

I've heard reliable reviews on this company and was optimistic I would be able to trust them. I'm sure the company is fine and want to give them the benefit of the doubt. But, in general, what is an appropriate response time, and are there any red flags here?  TIA!
