I'm not a CPA but I do know that there is quite a bit to gathering all the information that goes into the schedule E.  He also gives me a very reduced rate for doing my taxes.  I like to think that I am setting up the situation for success by doing what I can do.  This also reduces the amount of times he would have to come back to me asking for things.

Consider buying one property with more units.  They usually have lower expenses per unit.

I fill out the schedule E and give that to my accountant.  This way he isn't wasting his time looking for the numbers and he can focus on doing his job to maximize my return.  So I would say that both sides have a role to make sure that you are getting the most out of it.
