When I started wholesaling, I used a contract from a course I had purchased but it received negative attention from local investors, home owners and attorneys. I then decided to use the standard Texas Real Estate purchase contract that agents must use. It is 8 pages compared to my 2 pages but it doesn't raise eyebrows like my first one did. I just had to add "and or assigns" on the purchaser line so I could assign the contract if I chose to instead of doing a double close.

I would assume Tennessee agents all use the same one also. That shouldn't be difficult to get a copy of. As far as an Assignment addendum, use whatever you can find online. I've used a few different ones and neither the end buyer or title agent seemed to care.

This thread was from August and I apologize for not giving an update to all that responded.

I was able to save this deal by renegotiating with the seller giving him more money at closing. It wasn't the easiest thing to pull off but my initial spread was large enough for me to cut my profit in half and still make just under 9k.

I'm wanting some feed back on how to write up a Purchase contract where the home owner will sell me her house for what is owed ($30k) with a value around $60k but wants a 20' camper trailer.

Ok, I can definitely pull this off, I would like to hear from you how would you write up the Purchase Contract.

Thank you Guy, seeking council is the first order of business tomorrow. Would you stick to your contract or let it go for the sake of the home owner thinks that is in his best interest ? There is a VERY large profit on the line. There is also and end buyer that I have a contract with, a bank that has paid for an appraisal for end buyer, a title company that has done all the work and ready to close, an attorney that the title company has used services from and another investor who was going to put up a hard money loan. Is this a more legal or moral issue I'm dealing with?

I currently have a contract to buy and sell on a property. The property has been appraised by end buyers bank and title company is ready to close on my buy side. The home owner's mortgage company that was about to foreclose on him (3 months behind on his payment) has now offered him a loan modification program and he wants to accept it. 

What now. I still have 14 days in our original contract.

I just spent an hour discussing the entire Mentor Program offered by Cody Sperber's Clever Investor.

#1 Total Immersion = $28,000.00

#2 Protege Program = $14,000.00

#3 Apprentice Program = $7,000.0

If anyone out there has been thru any of these, I would really appreciate some insight.
