Hello BP,

Wondering how all the investors in this forum buy more properties. With 2 of my own rentals and a primary residence, i am planning to invest out of state (TX). Adding one more property, my LTI value would be little less than 42%. 

How do you buy more rentals from now on ? What are other creative ways to buy rental properties for buy and hold strategies (long term)? At this time, i want to leverage more within the secondary market and not look for any portfolio lenders.

I have maintained separate bank accounts for each. When filing tax returns, it was very easy to look for expenses and incomes.

I currently own a 2b/2b and has been a rental property for 13 months now. (Was a primary residence before). Wondering what are the requirements for a 1031 exchange if i were to sell the condo and buy a single family rental unit ?

Hi,

I have been managing my own condos that i lived in. Now we decided to form a LLC for asset protection? Wondering how other investors have done their LLCs for rental properties. When doing some research online, found that Nevada LLC works out cheaper but gets a little complicated if you want to create a land trust and have your Nevada LLC manage the land trust.

Any thoughts/suggestions ?

Hello !

So far i have only managed the property (1 condo) that we had lived in and this is the first time, i am planning to buy a duplex in CA with a friend. 

One question that has constantly been lingering on my mind is, how is the taxation going to work at the end of the year as we dont plan on forming a LLC for now. (Just getting a better umbrella policy).

Anyone been in this situation before ?
