Agree with Kelly. The market has gotten much tighter. Inventory YoY has shrunken going into the Summer months and it's driving prices higher, hence the cap rate compression. It was much easier to find deals even as recent as 12 mo ago!

Those are pretty good numbers. Mine are very similar. I have a duplex right outside of Duke and got in at around 100k and get 900 per side. 4.75% interest and 25% down as well. Math works much better with MFH from what I've been exposed to. If I could get another at that price point and rent, I would. Currently, the market is experiencing cap rate compression due to higher demand in general.

Thanks, Julie. Appreciate the reply. We have sufficient savings and income for +20% down. Just can't get a prequal due to short sale on credit. Already have an LOC and a primary residence. Not sure why I'm having problems now.

Hi All, Trying to get started with acquiring my first rental property, but am being challenged by lenders. Called one major bank and a small regional bank -- both won't prequal me bc I have a short sale from 2/11. Don't want to keep knocking on doors and having credit checks done only to get rejects... Would appreciate suggestions. Gratefully, P
