Thank you. I usually show the house and make them fill the applications. Then if the applications look good I make them pay to pull their records through mysmartmove. And usually only the adults on that appication got to pay.

With Zillow, looks like everybody has to pay to submit an application and the credit and criminal records are attached to it..

I am showing a rental now and thinking about using Zillow application process too. There is just a button to enable the option. Is it all and I am ready to accept application? Does Zillow have it's own application forms? I'm not sure what Zillow is asking to the applicants. Thanks in advance.

Should landlord change the a/c filter (as @Jason DiClemente said it was a good excuse to inspect the property), or ask tenant to do it?

From the link above it looks like I need the tenants ss#. I stopped collecting the ss# when I switched to mysmartmove.com. I guess I will need to collect the ss# again in case I need to report a bad tenant in the future.

How about hiring a collection company? Collections are reported on their credit report, aren't they? Eventhough there's not much hope about getting your money back, at least it's reported.

The bank decides who they want to use and how much to charge you; you will have to prepay for it.

Don't spend money to have your own appraisal. The bank will not take it.

I have paid between $450 and $650.

A loan officer at AMP told me "No Cash out option after 4 financed unless it's a delayed financing". I can have up to 10 conventional loans.
