Hello Bigger Pockets Family!

I was wondering how many of you have a small business or some other form of income that replaces a W2.   How do you get financing from a bank without a W2?  

Any articles, books, youtube videos you can point me to?

@Dakota Burkeen, I haven't read that work by Keller!  I will look to getting it shortly.  Thank you for the recommendation.

There are some particulars of the State laws in SC that have recently made wholesaling difficult for those without a Real Estate license.  Likely to put a check and balance in place so that people are not taken advantage of by scammers.

A secondary thing I came across has been the rise of title fraud in the area.  There are a number of companies claiming to be "protection" insurance similar to other fraud agencies.  Do you know of any companies that have due diligence in place and truly do protect the title holders?

What have you found the most informative and helpful?  Who do you watch for any other RE related material?

@Dakota Burkeen I have the Ron LeGrand course on Wholesaling.  (are there any books or courses/ youtube videos you would recommend?)  My second shift job has made it difficult to look for houses as it is too dark before and after I get off work.  I am being shifted to 1st shift in December, I am led to believe.  This will give me a lot of opportunity after work to do so!  

I was so stoked when I first got the course!  I bought maps and plotted out areas to look, but found it difficult to get a good look at properties in the dark and talk to people at that time too.

What is the weak link in the chain of your RE investing business? What is the role that you find the most difficult to find good workers?

General Contractors tend to get the bad rep, but are they the only weak links you find?

What kind of people/ careers/ occupations would help stabilize your team and take you to the next level?

I have been told it takes a year or two not seeing any return but pouring the money back into the Agency buisness before one sees sustainable profits.  Not having that kind of cash reserve is what keeps me from pursuing full time Real Estate Agency work.  

Do you know of any grants or the like that would help shoulder the cost to keep a family afloat?

Are there any areas that you hear Real Estate Investors keep saying "I wish I could find a good______________." to be added to their team (I know,  contractors is a biggie!  Any others?)

PS- I work in logistics and have a great deal of customer service experience.

If someone were deciding on changing his or her career from a lower paying job in order to get into real estate investing, what occupations in particular would be a proper pursuit? Obviously Real Estate Agent would be one. What are an addition "TOP TEN" occupations that would help one to maintain a family and invest in real estate by being closely related to REI?

A lot of new tenants are looking for free rent due to the "Covid Clause".  This is why some places are not renting out.  

Make sure to factor in "vacancy" based on what we have seen thus far.
