@Steve Ipock, Thanks for the info! I'll check MAREI out. I do not have any properties yet. I've just been putting it off (have a personal goal to pay my house off) and not putting in any legwork to find a good deal (MLS doesn't typically produce good deals). I'm hoping to seek out alternative methods of finding deals in the near future (driving for dollars, courthouse, vacant properties, etc). I'd love to talk to you about your properties sometime.

Anyone out there based out of Kansas City? I'm tired of stalling and want to take action to start investing in real estate. Would love to find a group that meets fairly regularly where I could learn from others and find a potential mentor.

I'm interested in buy and hold properties at this time.

New investor looking at analyzing a property. I was initially considering this as a potential buy and hold, but am thinking that it may not be a very good investment. That being the case, I wanted to go ahead and use it as a practice analysis for myself and perhaps others.

The house was built in '74. I drove by it today and it definitely needs a new roof and perhaps some rails on the back deck? There used to be a hot tub on the left side of the deck. It appears the HVAC system is pretty old. I would assume the water heater is about the same age. I'm figuring that it's going to need new paint, flooring (maybe just cleaning), some repairs to drywall and door frames, interior doors, and perhaps power washing of the exterior. I'm figuring at least $10k (5k in the roof alone???) in repairs; however, am not an expert by any means in estimating these costs.

It's REO owned. They're asking $77,500. If I go through with it, I'd like to offer a bit less, say $60k ish (but not sure on the likelyhood of them accepting that offer). I'd put 20% down and finance the rest. I'm thinking that I could rent it for about $1000-$1200 a month based on comparables. The property tax runs right around $2,000 each year. I figure ARV to be around $100,000-$120,000. It's not a terrible neighborhood, but certainly not great. There are some apartments/townhomes just a block away from this property. It does; however, have a good school district. I figure if I rented, I'd target a single family or perhaps an elderly person/couple.

What are your thoughts?

Jean, thanks for the quick response. That's the impression that I was under as well. The lender mentioned something about a 2 week grace period for different inquiries. I may check with another lender after I see what he has to say first.

I've a quick question.... I decided to start investing in real estate and have been browsing some duplexes. I found one that sparked my interest and called the realtor. She put me in contact with a lender who's running the numbers to see what I qualify for. My question is, should I shop different lenders or will this hurt my credit? I'm certainly going to need a loan to finance my investment (hoping to buy and hold rental properties).

@George Paiva - Thanks for the input. I've heard of having rentals as an LLC, but not your primary. That's definitely worth looking into. I'll probably try to get a rental in the near future (granted the deal is great) and see how it goes for a year then determine if I'm going to go into rentals full force or perhaps focus on rehabs etc. Still debating about what investment strategy would be the most successful and want a well rounded portfolio.

I hadn't considered not paying off the house as I was figuring it'd be less risk should we have any issues with the rental properties. That being said, I do see how we could not be using our money as effectively if we did pay it off early. My trouble is, when I look at my mortgage; all I see is all of the interest I'm paying over the years. I owe about 90k on the house at 5.875% (1100 a month). I suppose I could refinance at about 3.5% (650 a month + escrow) and have more money available to invest with. However, if I did that on a 15 year note, I'd still be paying 26,500 in interest. Is there a way to see how much you saving on tax deductions etc?

I'm following you now and it definitely makes sense. Not to mention the appreciation in said homes one sold later vs just having a couple. Thanks for the insight.

That makes sense and I figured that was about the response I'd get. I just don't want to get in a situation where I have more loans than what I could pay should I have multiple units vacant. Perhaps I'm being too pessimistic? That being said, do you guys simply save your cash flow for down payments on the next property?
