@Kobi Walsh: Welcome to BP. Its a wealth of knowledge and we have a lot of syndicators on the forums. 

I would suggest that you listen to a few BP podcasts where people have shared exactly what you have asked on the podcasts in great details. There are other podcasts where people have shared their stories.

As far as the advice goes, I would say start learning by listening to the podcasts and reading books. @Joe Fairless  and @Theo Hicks just wrote a book on this subject too which I would highly recommend as well. Hope this helps.

It is not cheap as compared to vinyl planks but long lasting.

This stuff gets really really tricky.It depends on the county, city, your neighbors, tenants, you etc. A lot of issues can happen with the illegal rentals. For example: when you get an insurance, you have to make sure that they have accounted for this. God forbids, if somethign happens and there is a fire, they insurance company can deny all the claims if they find out that someone was living in the basement. 

Other issue is with the county, there are local laws on this stuff, some counties are more forgiving than others but if the tenants complain or the neighbors complain because you had an issue with them, you can get into trouble.

Right way to do is by getting a C of O. However, it can get expensive as your taxes will potentially go up, you will have to pay for applying the CO and it may take a long time to get it done. 

Having said all of this, is it done? All day and everyday. Especially in NY. I see so many people doing this.

@Chris Grenzig is the property in the colder area or in the south east? If its in the south east, we have seen the epoxy flooring going very well for the hallway. I am not sure if you have seen that but it looks good. You can get creative with it too. I hope this helps.

@Alicia Gates: Thats a good question. I would check with the local county/state laws. If the tenant is month to month then you can definitely ask for a new lease since they are giving you an option to take the house vacant. If you meet the tenants, ask them about their experience living in the house and if they are happy. 

If they are happy, I am sure they would want to continue and you can ask for all those things again (if its legally allowed).
