@Jamey Newmaninteresting that you are getting negative feedback regarding sinkholes and flood insurance. Personally, I believe Central Florida is a super place to live and invest! Investors in any area must do their due diligence, paying close attention to issues unique to the area.

For sinkholes consider the following protocol, 1.)  Check the property appraiser's website to see if there is a sinkhole activity report. If no, then, 2.) Schedule a trusted property inspector to perform an inspection. (I can't say enough about having a great inspector on your team, he or she can save your behind!) After you've looked at enough houses you'll develop an eye that will help you gauge the significance of settlement signs before you even call the inspector. Sandy Florida soil means you'll get lotsa practice. :)

Just as John Kent said, avoid flood insurance by not buying properties in flood zones. Fema has a site where you plug in the address of the property and it'll show if it's in a flood zone. Or you can call the County PA's office, or the insurance company that you will surely have an ongoing relationship with.

I have made offers on both sink hole properties and on properties in flood zones. If you have the team members, (inspectors, engineers, contractors) to help you evaluate the situation, it comes down to the magnitude of the issue, the deal's numbers, the method of acquisition and the exit strategy. But that's another topic...
