hello, I have my first investment property under contract. Before I go to close, I would love to run my scenario and calculator by someone for their advice. Is there a resource for this type of help? 

Hi John T! Thank you so much for your advice, VERY helpful! One question though, isn’t the tax and insurance rolled into the mortgage payment? 

Would love to see example of this process. One thing that has held me back is my fear of handing the financials properly. I could pay someone to help but I really think I need to learn this on my own while I am at a small scale to understand it.

Hello BP world! 

I am a new investor looking for my first property.  For all of the great advice I have read on this site, I have not found anything that explains the best way to manage a property's financials?  Should you set up a bank account for property for all incoming rental payments?  Is there a way to set up an account that can strip out the $ for 5% vacancy, 5% capx, maintenance %, ect and automatically set up individual buckets for each? 


Any guidance is much appreciated!
