How are you doing? Did you ever get out of your lease? There was alot of coverage on the hurricane when it first happened, but the rest of the country hasn't heard much since. Is it getting back to normal? Do you feel safer now? I hope so. Everyone should feel safe in their home. Keep in touch.

Welcome vamoosevarmint,
What a cool sounding job. I guess. I would think those little rascals can get pretty frisky. What's the job you remember most? You must have one - you know, like a giant runaway snake or something crazy like that. By the way my dad was from Michigan. Actually he was raised some in Michigan and some in Wisconsin. They moved around alot because of the Great Depression.

They might think no one wants it because it's such a mess. So it's worth it to just ask. I wouldn't put too much pressure on them, though. But it's definitely worth finding out if they would be interested in selling. Or drop them a note.

My agent told me that 1.5% of her 3% goes to her overhead. Even though she is independent she has to pay to use the name of the big-name real estate company and pay for her office, ect. Take taxes out of that and, well, you do the math. Besides, she may become offended if you suggest paying her less. It isn't worth it.

A long time ago I wrote a book and sent my manuscript to one publisher and got rejected. I was so mortified that I threw it in some drawer and in my moving a few times, it got lost. Later I found out that John Grisham - and many others - had been rejected by so many that he had to self-publish his first book. The rest is history. I guess what I'm trying to say is you will be rejected many times, but as Minna says, SO WHAT?!
All cash, You're too much. I guess from a guy's standpoint you're probably right, I just find your analogy a little funny. Have a good Easter.

The only way I could make it work is to live in the rehab while it's being done. My first one the kitchen had nothing in it - it was gutted - and the floor had a hole right through to the ground. I went like this for a month before the rehab even started. We just lived without a kitchen for awhile. The fridge was plugged in in the living room and so was the microwave. It worked financially, but it was a headache. But if you can't afford two mortgages, it's the only way to go unless you have tons of money put away. The good news is if you do a few this way, you CAN get a lot of money put away so eventually you won't have to move so much.
Mike, I love you and allcash. You are both so direct. I'd love to hear his take on this. Where are you, Cash?

Even though it's Easter, I had to check and see if anyone responded. Thank you for your uplifting advice. Yes, Mike, I am tired at night and on weekends. But it will all be worth it one day. One day when I am rich I can cut back on my work and stop and smell the roses a little. Well, I better start cooking. :D

Fha loans are great for people like her. The only thing that might stand in her way is having sufficient debt to income ratios. A loan of that much would need alot of income to make the ratios work. I mean about $5,000 a month, assuming the house is her only debt. Take into consideration any other debt and it would be hard. I just got a Fha loan and went to the closing table with $853. But I have no other debt and I have sufficient income. Also, I have some assets in my ROTH IRA. They look favorably at anything that shows assets. I would suggest she sit down with a broker who specializes in Fha loans and find out if the numbers work.
