@Hugo Shi I use a digital format because it uploads the clients not working with a Realtor directly to my CRM.   It automatically sends follow up emails thanking them for attending my open house with additional information on how I can better serve them.

@Eric Adobo I'ts a town home and the roof was replaced earlier this year. Her shared portion of expenses is $6000, which she has not paid.

@Anthony Rodriguez  Indeed, the numbers are not working. Just found out the seller owes a portion of shared roof repair expenses of $6000. Thank you for the insight and I will look into Polk county.

@Anthony Rodriguez The tenants have been living there for a few years. The HOA is about $250 a month. I am not from Florida, so I called a Realtor to ask about the area. The Realtor said the subdivision is not the best. It's a older subdivision and most of the units have not been upgraded since the 70's.

@Jeff Morelock,  I do not have $15,000, but if the deal was good, I would find it. Like you said, I've been reading about subject to and learning a lot. I also found out that her name is on the deed, but not on the mortgage. There is a lot of moving parts and I need to know what I'm doing.

@Dustin Beam yes, the HOA is about $250 a month and the monthly rent is $1600

@Julian Almaguer yes, she doesn't owe any taxes but HOA had the roof redone and her portion was $5,000 which she paid for.

@Dennis M. I believe this "subject to" is the way I will go as long as I have a good legal contract to protect the seller and myself. Thanks again.

@Larry Turowski I was trying to run the numbers and I couldn't find any room to make money and that's because it's not deal. I was hoping there was something I  was missing like the land contract that @Dennis M. mentioned.  Thank you for the advice Larry.
