I have seen similar threads here in BP and 95% of the users will tell you it is all fake and ghosts are not real. I used to think that way until I had an experience with no explanation. All I can say is you can always blame the wind but the wind doesn't sound like little kids murmuring and laughing in the middle of the night. Maybe not ghosts or spirits but "something" else. There are places where you just get bad vibes.

Still... I would keep the property as an airBnB and advertise it as a "Haunted" house, assuming it is. I'm sure there is a market for places like this.

@Pedro Padierna I currently have a property on the market for rent as well in 78213 and the feedback I'm getting from my agent is that people were asking for appliances. I only had a range included but 90% of them were asking for a fridge and they didn't submit an application because of that.

I decided to include a fridge and my agent called them back to let them know and they are already applying.

@Rick Levada Yes, that was a good decision. I just finished a property that had similar issues... never again.

Hello guys, I'm analyzing several deals where I could use the BRRR strategy and get the most profit after refinancing (Cash Out). But I'm having trouble estimating the ARV. Since there aren't other multi-families in the area to compare to, should I use the average price per sq ft instead?
