Hello, I have the opportunity to purchase 2 triplexes. These were built on the same lot although different years. They do have separate addresses.  Is there anyway to finance this as 2 triplexes and not having to do a commercial loan on 6 units? I'm concerned about the same lot?

I agree , I felt the same way about waiting then in reading and talking to others I think this market is not slowing down and appreciation is continuing. Appraisers are agreeing.

I just went under contract this weekend, trying to dive head first in setting up systems for self management so too early right now to even know real true numbers. That’s what we saying about numbers don’t add up. This is a trial and error for me, hopefully only this first one. I’m putting a lot down so that gives me a little margin of error to play with. The company right now manages all the condos in buying in and is the largest out there so I really need a great marketing plan to tackle this. I don’t plan on switching till I have everything in place.

Thank you, yes I am a 28 year veteran real estate broker so I love working with people and have no doubts this will be challenging although very rewarding. My worries are competing with these large property management companies on marketing sites. I do feel vrbo, Airbnb and booking.com will put me in the game. I’m still wondering what is str shop? I’m reading everything I can to learn this quickly so any great sites or any tips will be greatly appreciated. I’m also getting my Alabama real estate license in hopes of making a little better buy.

Okay you said it, that is exactly what I'm doing and freaking out! Rolling the dice!! I have a contract on my first vacation rental in Orange Beach. The numbers don't add up either just Luke is saying. Now I'm so scared I'm making a bad decision. What is STR shop? In order to get a great beach front rental you pay top dollar and the property management is at 22% so there goes the cash flow. I'm trying to figure out if I can do better by self managing and studying the Airbnb host etc. True numbers are really hard and I find the rental a little low but I don't know if the sellers didn't want to rent it out at times. It is a great location, beautifully decorated and in high demand.
