 I'm familiar with congress heights and I like it. I have some relatives that have been there since the 60s. Some streets are better than others. Mississpi ave has some new townhouses so you may want to be close to those. If you're unsure of a street, ride around there at night. that will give you alot of insight into the area.

 That's exactly why I'm studying for my license. For every seller that doesn't accept my offer, I'll then go for the listing. Hindsight being 20/20, I should've done this a long time ago.

wholesale deals to get your money up, then move into rehabbing. it takes money to be a rehabber.

 You're welcome. post back with any questions you have. i didn't wanna write a book on wholesaling, but there's alot more. getting familiar with estimating repairs is one of the most important skills a wholesaler can have.

how about getting a license yourself? that way you have access whenever you want, and it opens up other streams of revenue.

 I agreee with Steve, without knowing what the rents are you have no way of knowing if it's a deal or not. check out rentometer.com to get rental comps for the property. 

also, if experienced buyers have passed on it, then it's probably not a deal at that price.

just running the numbers quickly, it doesn't look good. if your buyer used hard money, they'd need to bring at least 40k to the table to make this deal work. how solid are the comps?

 Look for houses in that list that need work. look for phrases like handyman special, needs TLC, sold as is etc. Next, buy j. scott's book on estimating repairs, and practice estimating repairs on the houses you go look at. That should get you off to a good start.

Get connected your local REIA and see who the real players are. There are probably some busy investors there that need help. One thing you want to mention to them is what value you can bring to their investing operation in exchange for them mentoring you.
