Felipe, This is awesome! How did you do the "Thank you for your interest. At this time we are not renting to Applicants with prior evictions." section? Guessing you've done something custom. It doesn't seem that Google Forms has an option like this

Hey guys just switched away from concord to DocuSign to improve ease of use and compatibility with more devices. Concord kept track of contract dates and could be configured to send reminders. DocuSign doesn't seem to have that capability. What do you guys use to keep track of your lease end dates so that you're prepared to review rent comps and send rent increase or renewal notices?
Here in Texas, another non disclosure state I work with investor friendly realtors. I'd suggest getting with a local real estate investors association to learn how they do it and make connections with those that can help you meet your investing goals
I use the mobile app a lot. It crashes when I post and I find the splash screen that pops up when you open it to be annoying. Would be nice for it to go straight into the app
Sell and 1031 into some properties with better Cashflow. Around here I could get $5000 monthly Cashflow with the equity alone

I'm using cozy for my rentals - great tool. For those of you using online rent collections you're familiar with the 5-10 days wait time for the rent to deposit. Do you require your tenants to pay ahead of the 1st so that it deposits by the 1st? Currently, I just require it be submitted by the 1st. Having the payments deposit on the same day as mortgage payments has obvious cash flow benefits
Doing one now. 3br 2.5ba. Vinyl floors, new carpet, paint, granite kitchen and baths, new water heater, brushed nickel throughout, roof maintenance, new water heater, AC ductwork
