@Simon Packman What company do you use? I have a 4 plex built in 1900 and my policy is at $9,400. I have Allstate. It recently shot up last year. I tried shopping around but no one would take me since I had a sewer collapse claim last spring. I do have additional coverage for the sewer since I knew it may have issues before I bought the property.

I have America Family. I've had no claims and it went from 4700 to 8900 this year! I spoke with Owen he got me a quote that was great. Reach out to him he was great to deal with. $8900 is not profitable! That's absurd. My property has new roof and new sewer and all tenants have renters insurance. Low risk property.

I have a 4 plex our premium sky rocketed to $8900 a year. I'm thinking about selling but thought I'd reach out to the community to see where I might find a reasonable price? I'm hoping for $4000 or less...

Thank you all for posting. I will follow through with your advice!

Hi Simon,

Doing research on how to be a great landlord is where to start. I use the bigger pockets leases as well. They are organized by state so you can download a Colorado specific one. We have a real estate investor meet up in Colorado Springs that would be great for you to connect with other landlords and investors!

I would love to join in and meet others in the community! Thanks for posting.

I am new to being a landlord in Colorado Springs. I am seeking advice and direction on all of the relevant CYA paperwork I need to provide tenants including disclosures and lease agreements. I am going to list a property in the coming weeks and want to be prepared.
