This property is located in Red Lion, Pennsylvania only 1 hour from Baltimore, MD and Harrisburg, PA.  2 hours from Philadelphia.  The seller ran his small engineering business out of the property where they developed and manufactured products for many years. Does anyone have any experience soliciting pre-foreclosure properties? I have investors that are willing to pay off back judgements/liens and in return take over the property + put money in the pocket of the distressed home owner. I am looking for effective mailing/wordage that I can use. I am also interested in listings these properties as short sales as long as they are not extremely under water. thoughts?

This website is going to compliment my real estate sales business. I am marketing the website differently from my personal marketing. I am on the website but I am there as a "professional" not a owner. I am more interested in selling the brand of the website as the best local search site in my city. I don't want to be the main face of the website because I eventually want to take myself out of the equation and put other real estate agents on the site that would work the traffic that flows through and pay me referral fees on the leads. My goal starting off is to get two good clients a month from the site and move up from there. The only time I make money off the website is if I sell a house.

I run a local real estate website that allows customers to search homes for sale in the area. I have it set up to force people to make an account if they want to view properties. I have it configured this way because statistically speaking, according to past industry "market testing" you get more conversions when you force signups. At the moment my website provides the user with 95% of the information for free, there are benefits of signing up, like receiving email notifications when properties that meet their criteria come on the market and bookmarking favorite properties.

My friends who are not in the real estate business but are business savvy told me they think I should keep it open and not require sign ups. This strategy would be completely against the industry grain. I assume that no one would sign up if I kept it open and I would be throwing money out the window. The other side of the coin is, the sign ups I do get most likely would convert, and I would end up wasting less time trying to convert leads that don't want to be converted. thoughts?

I am a real estate agent working on building a local real estate website for the community. I decided to do this because I am tired of dealing with misinformed customers who get there information from the big corporate sites like zillow and trulia. The purpose of the website is to be a one stop shop for home buyers and sellers looking for information and properties for sale in my city. The bread and butter of the site is the ability to search all homes for sale in the area. I want to add valuable content to the site. I want to know what important information I should include on the webpage. What ideas and thoughts come into your mind when searching homes or listing them that you can't seem to find an answer for. I do not trust my judgement because I know my perspective is off from being an agent.

One of my goals this year is to score a builder contact. I want to list their new homes for sale. I am working on putting together a presentation to present to various builders in my area. Anyone who has dealt with builders have any advice on what information I should include or advice on how to make first contact/get my foot in the door?

Does anyone have any experience with using any online lead generation services offered by various marketing companies. I am talking about the sites that offer potential customers the ability to search the MLS system as you automatically gather the contact information. Some example of the companies I am talking about is http://boomtownroi.com/
I know an agent in my area that users this service and he is pretty successful. I am looking for potential competing companies.
