Ever wished you had O.P.M. to fund your deals?? If you're actively involved in flipping real estate anywhere in the Memphis metro area, then this is for you!

Local rehabbers and wholesalers: You are invited to join us for our monthly OPM Networking Lunch. It's a chance to rub shoulders and connect with other like-minded flipping guys and gals who are actively doing deals in the local arena, and aren't just looking for another hotel seminar to attend.

What is it about?? imagine a shark-tank setting, where lenders are competing to fund your deal, but instead of tearing you down and tearing you apart, they are putting you together and lifting you up! Here seasoned (and mostly retired) real life investors give you real feedback so your deal can become a reality. They will come along side of you to offer mentoring, coaching or even funds if necessary.


The idea is to have a positive experience where like-minded flippers... both wholesalers, and fix-and-flip rehabbers of all experience levels... all having lunch together, enjoying the chance to share and care. The room will buzz with people exchanging not just business cards... but practical ideas, real-world knowledge, useful tools, key resources... sharing recent deal stories and valuable lessons learned... and yes, doing real deals together.

That, my friend, is what this gathering is all about!

Attendance is $0 dollars. Pizza is provided, and donations to the 'OPM pizza fund" is encouraged.

Show up ready and willing to engage others. Please know that this gathering is not for "takers" or vampires looking to suck the time or life out of other investors. It's all about sharing ideas, resources, tools and knowledge with a true "Givers' Gain" attitude and a "pay it forward" mindset. If that's not your culture, then please don't bother.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $157,000
Sale price: $303,000

My first mid-town full renovation project. Unfortunately, the project took much longer than expected as we had to put this flip on the back burner for most of 2020 due to Covid-19. I experimented by placing a new parking lot in the back yard that included a new sliding metallic remote controlled gate due to the very limited amount of parking in historically preserved neighborhood.

How did you find this deal and how did you negotiate it?

I was going to provide the rehab funds for investor to due this deal, but he backed out at the last minute! Since the numbers were good enough to lend on, I decided to step in and honor the contract the investor was about to back out from.

How did you add value to the deal?

We finished a half bathroom in the basement, and added a full parking lot in the back, which with a privacy fence, gave the property the magnetic

What was the outcome?

We had to deal with COVID most of 2020 so this deal took A LOT longer than planned, but overall happy everyone involved made money and came out better than when we started it.

Lessons learned? Challenges?

Roof was a challenge. House was 100+ year old. We had to put all new decking in the home, and overall we started over

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Absolutely. This was a dream team of real estate professionals to make this happen.
