 Yes I am aware of all the customizations. I currently have HPL activated and demand sensitivity set to low. It is still not exactly accurate.

Hey Pablo

We manage around 65 in Florida currently - we use RevMax.  It is a subsidiary of Streamline which is our PMS so it does sync up nicely.  I do believe you can use one without the other.  We also use their revenue manager option so we have a specialist who looks at our prices daily - I recommend it for sure.  I hope that helps!

 I just checked it out and it looks like their basic model is $20/property and their middle package is 1% of revenue, which is not worth it in my opinion. Which tier are you set up with? Have you noticed a difference in revenue when handing over price optimization to a third party?

I used Boostly for mine. Its honestly a beautifully designed website but Boostly's customer service is horrible. I've had constant issues on the backend with reservation data not accurately transferring over to my PMS, and it takes them weeks to rectify anything that is not a simple fix.

Hey Everyone,

I know this topic has been covered a million times over, but I want to hear peoples opinions for those who manage multiple properties. I manage 30+ luxury STR's in the Greater Palm Springs market. I currently use PriceLabs and have been fairly satisfied with its features and pricing. However, I have to set so many customizations and constantly tweak the formula to get prices right. If I let it run its course the system prices regular dates too high and it prices our peak season festival dates too low. I don't mind doing this as I know my market inside out and I obviously want to make sure we are maximizing revenue. I am curious to hear if anyone has experience with a "better" RMS that has better data and can more accurately map rates.

 I think you are missing on a huge opportunity. You might have the contact info of the person that booked. But what about someone else in that group that liked your home and would consider booking but resorts to finding something else on Airbnb because they don't have a means to rebook the home?

It also depends on your demographics - Booking.com a lot of Europeans use and we get a lot of them in FL.


 Have you had any issues with the OTA to PMS integration for Booking.com or Google Vacation Rentals?

I will check into this company. i don't think this will be a substitute for StayFI as you still need a better method of capturing data beyond just the contact date you get from your PMS. But this would be a great complement to StayFi. I current use another marketing company called Swithback but they are quite expensive.

 What is your experience with Booking.com vs the other main channels?

Hello,

     I am considering expanding to a third OTA. Potentially Google Vacation Rentals or Booking.com. Which do you all consider as the third best OTA? I think most people would agreer that Airbnb and VRBO are #1 and #2. I am currently getting about 65% of my bookings through Airbnb, 20% through VRBO and 15% through our website. I've refrained from expanding in the past because every OTA is so different and I have always been a believer in mastering a few OTA's instead of marketing on all of them and spreading myself too thin. But I don't think Airbnb has as much of a hold on the industry as years prior so I want to add another OTA to our mix. Would love to hear everyones thoughts!

 There are some connectivity issues but they are easy to resolve. I have not had any guests complain about having to fill in their contact info. People are used to it already. You do it every time you go to a Starbucks or an airport. Sure you might be able to get the same results with a Google form or rental agreement, but that is a much more tedious approach and will limit the number of contacts you can capture. However, you cannot just rely on StayFi. You need to combine it with a consistent marketing campaign to make the most of these contacts. We currently have StayFi on 27 homes and we hired a marketing company that does monthly email newsletter campaigns. We have had noticable success increasing our Direct Bookings using this approach.
