Rent was based on the average or over 400 - 4 BR rentals in close proximity to the house in question. Average household income in this area is above 80k.

This property was REO and the bank was motivated to get it off their books by the end of the month. I offer'd significantly less than asking price and my offer was accepted because I will be able to close before the end of the month by paying with cash.

Cash is King.

ARV is between 130 & 140. House would sell fairly quickly at that price. Ideally would like to generate some passive income however will turn the property for a quick profit if the price were right.

Looking for some feedback on on first potential deal. Looking to purchase a 3br 2ba for 68k. About 12k in repairs. In the repairs we'll be finishing a 4th BR and 1/2 ba. Unit will rent for 1700/mo. I would be purchasing with cash. Is this a good first deal? Thanks for any advice.
