I live in New Jersey and I started to run number. What are your takes if I remove rehab from the equation since I would personally be doing the rehab and I actually have material left from another job. Because I am a contractor. What is your opinion on this? @Jason Clarke and @Donald Bondi

Someone is willing to give me money for a house down payment. But he wants to give to me in cash. Do I have to pay tax on this money? How do I show up $30,000 in cash? What is the risk? 

Hi @Robert Hernandez if you really want to have quality painter then go ahead and hire someone if all you want is to clean up the place do it your self is not hard at all. If you go to home depot and see someone with paint all over them ask them if they work by the day. Or tell them all Want is for them to cut corner which everyone has a hard time at. Paint is not hard and you can save up money by them your self.

Can you BRRR if is the house you plan on moving in? I am looking into buying my first home and would like to apply the strategy. Would it make senses?
