Hey Mike,

I have some suggestions for you, hope they can help:

  • 7-8 offers are not enough. It takes me 10-15 offers to get a property under contract, which is okay for the volume of my work (and yours as well by the way you describe it)
  • Try connecting with agents and prove them you can buy - they can send off market deals off your way with a motivated seller.
  • Try thinking of going to another market

I am buying in NY (out of state) at the same state as you are, in Erie county specifically.

Do you know if there's an option to get reimbursed by the state on lead removal? I read online on tax returns but couldn't find anything related to NY.

Hey all,

I am looking to purchase a triplex that looks promising, but there's a catch.

The seller disclosed that there are a lot of lead painted parts.

From reading online, the national average of lead removal is $10K.


I thought of chasing the deal, but renegotiating the price down to reflect this amount of work (there's also a need to re-roof).

What are your thoughts on that? Do you have past experience with lead?

Hi,

Recently I purchased a duplex and a vacant lot in Buffalo, NY.

I want to do something with the vacant lot, and I need your help in understanding my options.

As I see that, I have the following options:

1. Keep it as a vacant lot

2. Sell it forward (If I am able?)

3. Develop it myself

What should be my next steps if I want to chase #2 or #3?

Hi Mike!

I have a recommendation for a PM in Buffalo, NY. I use them for the past year and I am very pleased. 

I am an out of state investor and I rely on my PM as my eyes and ears. I feel that they are communicating, handling issues as they occur, loved by my tenants, and don't rob me.
