Are there any contacts between the seller and the title company in a cash deal? I’m the seller here and the buyer changed the close date. I have no contacts with the title company. Not that I know there would be interaction. I’m attempting to determine if they (the buyer) are serous or not. What clues would I be looking for? I’ve been dealing with the buyer (investor) and there are no realtors involved. How do I protect myself? Thank you.

Well I used it for a couple of months, I signed up October 8th 2015, and can tell you that if you're in the DC/MD/VA area they don't have much in the way of records. I made the god awful mistake of paying for a year, and found after my first mailing that at least two people that were supposed to be on a Notice of Sale list weren't, one I was able to verify, as he is a real estate agent, he was nice enough to call me back and explain that there was some kind of mistake, he was current and not even behind on his mortgage.

I should have known better as the original county I signed up for they had next to nothing in the way of records, on discovering this I called up and they were nice enough to try me in a different county which was just as bare of records.

Judging from some of the comments here and a little research on the internet, there are areas where they have very good coverage, my area is not one.

I did try to talk to them to see if they would refund me a portion of my money (their welcome package makes it clear there are no refunds) but they were happy to hold on to my money, my loss, their gain.  At least I know I didn't get over.  

Lesson learnt.  Whatever you do start off monthly and if they have good coverage in your area then take advantage of the savings.

Never tried it that way.  I visit the courthouse.  Typically one of the documents attached to the record is a "memo of facts" or "information sheet" which would show clearly if there's real estate in the decedents estate.

You would then look for contact information for the administrator/executor/proponent who you approach.

You might start by asking for assistance from the clerks, some courts they're quite helpful and will walk you through the steps, others you'll just have to be prepared to spend the time to figure it out. And you can figure it out. You know you're looking for "Probates" and typically even the least helpful clerk will point you in the right direction. Most times you can use a date ranges and then use A* as a wildcard which fetches all the decedents with a last name of A. Now you pick a record and go through all the documents. There could be anywhere from one record as simple as a record of death, to several, looking at each you'll quickly find the info you're looking for. The most important thing at this juncture is to patiently read through one complete Record, this will give you an idea of where you can come up with all the important info you'll be needing. Typically there is an "information sheet" or perhaps "memo of facts" or the "clerks record" though the first two is where I've found you pick up the most info. One of these will let you know whether or not there's any real estate in the estate of the deceased. The ones that show real estate, are the ones you want. You want name of the decedent. Name of any administrator, executor, proponent, at least one of these, sometimes their are several and reading through the forums the advice is get all their names and mailing addresses and where provided their phone numbers. I also have been taken down the names and contact info for attorneys also. Also note the file number. Search Probate on the forums there is a wealth of information and there are quite a few members who often chime in with great tips.

I was involved in the business for years. Granite is the most durable and I'm assuming you'd use a standard like an Uba Tuba, at any rate just remember the darker the denser, so can withstand abuse, and no exotic edges, get a standard edge which is where chipping can occur. The only other issue is the cabinets and how plumb they are, a good installer can compensate for that and thus shouldn't be a problem.

Winners!!!!! Good evening.  I am about to sign up for Rebogateway, does anyone know if the different user types are privy to the same info?  Perhaps there is another reason for the distinction........perhaps it none of my business which needs to be the focus of my attention.  Lol.

I shot them an e-mail but didn't want to wait on an answer (i'm a parent of the microwave generation, so we want it now - haha.  We need to keep moving, there's money to be made.  Thanks.
