Hello BP friends, My wife and I have recently joined forces with an experienced real estate investor and we are now actively looking for properties in northern Arizona (Prescott, Flagstaff, Sedona, Cottonwood) area. We are looking for the following property types to purchase either with traditional lending, cash or owner financed. @Scott Long yes you can write off nearly everything. The rule is that you must spend at least majority of the time working on your investments to be able to legally write them off. I am not a CPA but I do know that that is valid and legal. I recommend you ask your CPA or tax advisor to make sure that YOUR trip would be eligible. I travel to Belize every year for business and everything is a tax deduction for me. Furthermore, I strongly recommend you read Tax Free Weath as part of the Rich Dad series.

Ok, I have identified 52 acres in the southern district of Belize. I am in contact directly with the owner but I am in need of a Real Estate Attorney in Belize. Does anyone have any recommendations on the best way to purchase this land?

@Eric Tait What I mean by saturated is that with the enormous growth that area has had in the past 10 years the prices have become unrealistic and overinflated in my opinion. In the U.S. I am looking for apartment complexes with a 10% cap rate. In Belize I am looking for any kind of property producing income such as B&B or a cacao farm.

Belize real estate can be very diverse. Just like any country or city there are nice areas and war zones. I have not seen a lot of buy and rent properties in Belize. Most Belizeans built their own home or inherited their home from their family or parents. There are only two areas I would recommend for you to even consider investing in and that is San Pedro on Ambergris Caye and Placencia.

North of San Pedro in Ambergris Caye can be VERY difficult to get to. I stayed at a resort in northern Ambergris Caye a couple years ago and we had to take a boat in and out. Is this White Sands Cove? #Belize

Hello BP friends, 

I am headed down to Belize next week and I wanted to get some advice from anyone who has owned, or has looked into owning property in Belize. I travel to Belize often as I have a business there and I am looking to buy 10+ acres of property on the highway in the southern district of Toledo near the new southern border to Guatemala. What are your thoughts and advice?
