Hi Guys, 

I am part of the initial steps into building on a site on an aquifer... what challenges does one face when doing so? Is there anything I should consider?

Hi Guys!

I am looking to buy a site just South of Austin but most of it sits on a floodplain (100 year). My idea is to elevate the site out of a floodplain... can it be done? 

To my understanding I would need to raise the site 2 feet. Does anyone have any experience/knowledge on this? Things to consider?

 Thanks Brian! It is in the 100 year floodplain. 

Another site I manage has 40% in a floodplain. If I raise the level of the site 2 feet so it mitigates the floodrisk, then will that allow me to develop on it?

Jon, the CoA got back with me and clarified 25yr floodplain development for SFR and Duplex on platted lots. It can be done but you would need to have a plan presented before city council that would need to be approved and in turn have a variance granted.

In short, it is a long process that requires a variance and is not guaranteed but can be done with patience. IOW look elsewhere if you can :)

Do you have insight the infrastructure needed to build on a floodplain?

I am an investor here in Austin. I am looking to build multifamily on a site in TX but it sits on a floodplains... does that mean I can build on it? I am not an architect but am trying to understand the process? I am guessing I will need a permit to do so? Is it risky?
