APEX doesn't finance SFR. It got to be at least 2 units. I have used my personal loans already.

At this point the seller is willing to issue a NOD.

Great idea, Mike. I am contacting local banks. The thing you're missing is the fact that I have been working in Canada since 2010. Thus, I have no W2 issued in the US since then. Financial institutions want to see income from US.

The only incomes I have in the US are the rental income from that property.

Pretty interesting case, right ?

Thanks guys. Here are the numbers:

- Property value: $67K

- Purchase price: $36K

- Monthly payment: $400/mo (straight from principal)

- Remaining balance: $33.6K

- Interest rate: 0%

- Rent: $725/mo (section 8)

- Inspection: Passed

The remaining balance was due on sept. 1st but since I couldn't refinance we're looking for new avenues.

Hi there,

I have purchased a SFR in PA 6 months ago (seller finance). It's been rented and the rent is paid on time.

I was supposed to pay the balance off within 6 months but I am still not able to refinance in order to satisfy the seller.

What options do you guys suggest?

Note: Seller is facing financial hardship I want to pay him the balance asap.

Hello there,

My lawyer has a divorced couple with a foreclosed property. Husband is willing to transfer his portion of the deed to his ex-wife who is willing to stay in the property.

My lawyer handling the case needs me to education him about how I can acquire the property by helping the ex-wife to stay in it.

What type of offer form should I use? This is my 1st Subject To. Need help...

The state is PA.

Hi,

I need your help in the situation below:

1 - I have bought a property at Philadelphia, PA Sheriff Sale (4 months ago). It was a tax sale.

2 - I have formed my LLC 1 month ago

3 - My friend has recorded the property deed under his name because my entity was not formed yet, and I live out of the country.

Now we want to transfer the property to my LLC. How can we do that without paying any extra money ?

For your info the property worths $50k and I bought it at $21k. It needs about $15k rehab. I don't have any money left.

My same friend owes me $20k. 

I need ideas about how to transfer the property to my LLC.
