@Gennaro Adamo got it. You might be better off in Allentown with those numbers, but there are rehab projects in philly to be had under $80k. Do you have a contractor crew in town you can trust? I would be hesitant as a first time investor to use an unknown contractor on a deal like that...

So essentially $40k down on a $200k home to put $40k in renovation? Those numbers can work in Philly but you’d have to be very selective on your neighborhood. Look into Francisville, Olde Kensington, and Temple university. You can find older homes in these developing areas to rehab around that range. Good luck!

@Irfan Raza from what I hear- that is the most common way owners connect with property managers. I’m thinking if joining real estate investment groups in Philly and just going to networking events to connect with the industry more. Are you part of any Philly groups? Anything you can recommend?

Thanks @Peter Tverdov for your input. I was about to turn on AdWords tomorrow but I might hold off. Any tips on how to target cold calls? I know I can get owner names and addresses for residential properties publicly in Philly but I wouldn’t know how to get numbers. Did you buy a list? Thanks

Hi BP- looking for some advice for a new property management company entering the Philadelphia market.

Background: After a few years of investing and managing my own Philly homes- I'm now the proud owner of a newly licensed Property Management company here in Philadelphia ready to provide services to other owners and investors. I've built all the company infrastructure (management agreement, lease agreement, owner portal, website, etc) and now I'm ready to get my first client.

Question: Do you have any recommendations for finding leads for Single Family Homes, Duplexes, or Triplexes in need of property management services in Philadelphia?

Issues: Most of my competition has been in the industry for decades and manage hundreds of units. I'm very confident in my ability to manage properties- but how do I convince customers that I can provide better services than the competition? I'm thinking of selling the fact that my small portfolio makes me more accessible and attentive to each individual unit.


Initial Thoughts
: I plan on using Craigslist, Google AdWords, local investor groups, and All Property Management (pay per lead ~$35) to start. Is there anything that I'm missing?
