So you do need a Realtor. You won't be able to access the MLS without one. If one does give you their access they'd be risking a violation, and subsequently, their license.

Does or has anyone have/had a mentor? If so, how did you find them and what arrangement did you have? I need someone to show me the ropes and loves REI enough to actually be enthused to show me how it's done.

Again, thanks all for the advice. Makes to go the preferred route of finding and creating value as most investors do. Guess I just need to hit up my local investor groups and find someone that will take me under their wing.

Thank you all for the advice.  I'm learning as much as possible and looking at the best way to get involved.  The ideal situation would be to shadow a  mentor.  I"m working on that.

Anyone have experience buying turnkey rental properties?  Are they honest properties and can they save time from flipping a property for rental income?  Any and all info on these properties is helpful.  I'm looking to get started in investing but new at it and short on funds.  Thanks in advance

Brandon Krieg Will do! I've tried a couple different ones but I will keep hunting. I've been shadowing BP for some time now and I've finally signed up to be more involved. As far as the 50/50 split, that was in reference to working with a mentor. Trying to figure out how these types of partnerships work. Lots of experience out there. Paul Timmins certainly. These forums have been really helpful with tons of information.

I have, however, the couple meetings I've gone to has ended up being pitches to join as a "member" which of course has associated fees. I will keep searching but I'm losing hope with the REIG route.
