@John Smith surprised no-one has mentioned this, but have you considered doing a DSCR refi on the multi family to take some cash out which you can use on the multifamily you're looking to acquire?

Just staring out and setting up my business. Currently looking to work with a title company and/or lawyer that is knowledgeable on subject 2, assignments of contract and creative real estate financing. Any recommendations for NC or SC?

Hi @Matthew Askew. I've closed subject-to in Georgia and may be able to suggest some transaction resources for you.

But first, where did you get your Sub2 paperwork?

 Mitch,

Would you mind sharing this with me?  I live in NC and am setting up my business to pursue subject 2 and wholesaling.

@Osvaldo Pena, Welcome to the site. The following post from yours talks about DSCR, but you might not have seen it. Debt Service Coverage Ratio, where the lender looks at the cash flow of the property.

Thank you Kerry!

Maybe I'm just confused. But if you bought the LLC with 100% owner financing @ 3% over 15yrs, I have to assume the seller is holding the titles to the properties which means the loan the seller made is secured by the properties until you've paid off your debt???
