This is what I keep telling my investors. Don't stop making 45k on a deal because they told you that you should be making 60k in a seminar. Sometimes you harvest 60 apples from a tree sometimes 40, but it's all good...

Jumping in like you mean it, when it comes to due diligence for your buyers and sellers can create a very strong relation with them I have found out. I want to learn how others even begin doing their due diligence and how far you get. What is your routine when doing due diligence?

I mean when purchading and there is a loan involved, sometimes a non permitted addition will kill deal. It's costly to get after fact permit but I have faith someone here might know alternative solutions. Thanks

How have you been able to overcome illegal structures on Florida properties? This classic problem gets more complicated by day. Want to get better at solving this problem

Smile on my face, when I call my investors to inform them their property was rented, and not even a week has gone by. We are blessed to have all this tools in our kit to help. This will be a great year!!

Grateful to God and all forces of the universe, for being able to keep our clients properties rented with high quality tenants and the ability to continue to find good off market deals. This next coming year is going to be great again... Doesn't it feel great to help?

There are mixed feelings when it comes down to using a company that can handle everything from acquisition, planning and developing a rehab project, then manage or list your properties for sale. In my experience, if a company is properly divided by departments and is not 2 guys trying to play orchestra man, then it may become a blessing. How great it is to work with someone that can handle all your headaches making just one phone call. 

It is important to have a GC that can re-purpose materials from your rehab demolition to create more appealing areas for your flips and or rentals, and also knows when to reface vs replacing. Money you save, is money you will need for miscellaneous surprises.
