@Aaron K. Thank you for your feedback. The house is in Texas.

What's is your input on exterior color choice for rental property? I recently put up new siding and now I have to paint it. I want to keep the cost and maintenance low but also pleasing to a potential renters. Any suggestions?

@Andrew Postell thank you for your feedback. I will go towards the appraisal.

@David Quan thank you for your feedback. I considered that, just held back a bit thinking that maybe it was to much investing in a property that could potentially not buy. But it does make sense to do that since a bad investment might end up costing much more. Thank you.

@Brandon Frulla thank you for your feedback. I have a realtor that send me comps, but the comps were so far apart in price range that I was wondering if there was another way to go about this.

The property is 45k cash and rehab is 25k-30k. Total 75k. The problem I'm having is the comparables are 65k, 95k and 165k. All very similar in size and condition. The plan is to BRRRR the property and cash out. How can I be more certain on the ARV? Thank you in advance.

@Frank Geiger thank you for your feedback

Can a property be to far away from the city or secluded that can cause lack of vacancy?
