I’m about to go under contract on my first out-of-state duplex any advice during the due diligence phase? Thank you

lender said i need to put down 25% down payment on a duplex: this is what the numbers look like with a 25% down - (purchase price 92,900 (cashflow 500ish - ROi 25%)  

should i look for another lender to give me a 20% down and delay the process on getting the property or negotiate with seller and have them pay closing cost or drop the purchase price from the difference

@Erik W. No I agree that’s why I’m trying to see how can I nudge him on the right direction I included if I miss a payment he recouped his property back
