I would say it depends very heavily upon what we're talking about when you say T intersection. For example, is this a quiet neighborhood with very little traffic and happens to be at the end of a team or is it a main through fair in the neighborhood where there's lots of traffic? I personally rented a house at the top of a T many years ago, and this was not even a consideration. Probably only because it was the quiet neighborhood environment was probably also because the top of the tea lined up with the driveway, so evening headlights would never be an issue.

I am educating myself on buy-n-hold investing. As part of that, I have been watching zillow/trulia listings, the BP market place, craigslist, several local property sites, etc. I have a question about short-sale properties. When a listing is offered at a price that is a "lender approved" short-sale price, is it likely that that is the bottom line price or is it just a likely that is an indication that the lender is willing to negotiate further? I am asking because I'm keeping in mind a 70% ARV goal.

A general question about garage door remotes in another thread of this forum reminded me of this "hack" I thought I would add here...

If your property has a garage door opener, you should do a full reset of the paired remotes between tenants. Why? Just because they give you the remotes you provided doesn't mean they didn't pair an aftermarket remote or the one built into their vehicle. If you don't do a full reset of the paired remotes, you risk past tenants having access to the property through the garage door.

Anther tip is that you should ALWAYS clear the paired remotes even if they turn in the original working remotes. Why? They might have paired their vehicles or an aftermarket remote to the garage opener. For example, in my home, I paired my vehicle's embedded remotes to my garage opener. If I were a tenant, I would turn in the original remotes but would still have access via my vehicle.

Most garage door openers can be cleared of all remote pairings. They can also be paired with most any remote. Rather than keeping track of which goes to what, just store a pile of remotes. Grab one an pair for new tenants. Collect remotes and clear pairings as part of move out.

I also had trouble finding me a van when trying to search by the location Tulsa. Additionally, the mobile app doesn't show the event above this post. However, when I logged in using a desktop browser, you do Siva meeting invite above this post.

Thanks for the feedback folks. I am also going to give the Tulsa REIA another go next month to see if this was an anomaly or if this is par for the course. However, I'm game on a BP meet-up and will now watch for them.

I am a new comer to buy-n-hold investing. Have been reading a ton of books, listening to podcasts and have discovered Bigger Pockets. One thin I also did was check-out my local REIA. However, I went to the first meeting and the main speaker was an out-of-town guy giving a super high-pressure sales job for some MLM program called "Financial Education Services Protection", which didn't actually have anything to do with real estate, other than he was pitching us to pressure credit challenged prospects into buying this (my opinion) predatory program. My questions are is, (a) is anyone familiar with the Tulsa area REIA (b) is this typical for the Tulsa area REIA and (c) if this is typical, is there another REIA that serves Tulsa?
