A good strategy is to also have access to money to take advantage of more than one deal. Often more deals come when you know what you are doing. Our investor partners will not fund a deal that is over $5M but have millions to finance investors looking to buy, rehab, sell or hold single and multifamily up to 50 units.

Interesting. Our investor partners will not fund deals over $5M but have millions to finance investors looking to buy, rehab, sell or hold real estate deals. The credit check does not disqualify you but it may determine the rate of the loan. 

I have a client who is pretty picky. They want to invest in 100-400 unit apartment complexes in southern cities out to Arizona. The cap rate has to be 7% or better. What is the best approach?

I have a fsbo property I'm looking at. The arv is 385k. It's a 2/1. The seller wants 330k. The seller says the home needs to be totally demolished but it does not look so from the outside. 

Should I do a total demolition and rebuild or should I just do a total rehab at say 40k? Or should I walk away because there is not enough meat on the bones even after I put a tenant/buyer in the place after rehab (rent 1750/m)?
