Hi everyone, 

I've been reading some posts and the language seems to be interchanged quite a bit but I wanted to see if anyone had developed any multi-bay/industrial warehouse space, sometimes called flex-space as well. I'm exploring a potential development and why reinvent the wheel! The building would be a multi-unit steel structure with a total footprint of about 125' x 50', with individual units measuring about 20' x 50' (losing that 5 feet to walls and such for those keeping track of the math). The units would be simple rectangles with a bathroom in the corner, a 14' garage door and a man door, all on a slab! They're often in the industrial part of town but they have people who rent it to work on their car, small trades companies, that sort of thing. 

The projects I've seen are all either self-storage type buildings or massive steel structures. I'm trying to hit that middle sweet spot and am wondering if anyone has successfully done the same!

I was wondering if you kept going with this project! I was also curious reading your post, were there any available units in the building where you rent? I'm looking to do something similar starting with something a little bit smaller (up to five units). 

I was also wondering what the max span could be for a simple span building before you start needing some columns. Following this conversation closely and would love to get an update!
