sorry about that, was just wondering about the FHA loan. what percentage would I need to put down if I want to start collecting both rents off the bat and not have to occupy one side?

I'm 19 and have been looking into real estate investing for quite a few months now and I need a little help/advice/feedback. there's a duplex for sale in a middle-class neighborhood that I've been looking at. it's $95k with 2br/2ba on each side and it's both sides are already occupied with tenants (how great is that $) anyways, if I were to get an FHA loan would I HAVE to live in one side of the duplex or can I keep both tenants occupied and start collecting both rents right of the bat? and also would like an experienced landlord to inbox me to help me further along. thanks!

I've been saving my money up for a bit now and have been studying/looking into investing in real estate for a while now also. I want my first investment to be a good investment. so there's currently a 2br/2ba duplex for sale with tenants in place for $95,000 (so zillow says, heard zillow was inaccurate) but anyways, was wondering if that would be a good start off investment for me. zillow also says the the estimate mortgage is $500 and estimate rent per month is $785. was wondering if there is a way I can get that confirmed somehow. would love input and feedback from yall! thanks!

You're in the right place! Your question is quite broad so it will be hard to respond. But if you look around on the forums and search for threads on landlording, you'll find a lot. Set up alerts for yourself using the word "landlord" and you'll get alerts everytime that word is used in a post. Look at the "Learn" tab above and you'll also find resources on how to analyse rental properties and various forms and documents that will be useful to you.

Further, listen to the podcasts that deal with rentals and landlording. There is a wealth of information.

I've talked to my realtor friend and she gave me some good advice but I'd also like to hear from a big forum page also! thanks!!
